1. Sustainable Real Estate

Environmental Milestones

  • CO2 EMISSION REDUCTION
We achieved a reduction of approximately 200.000 kilograms of CO2 in our supermarkets, where we contract energy, through the implementation of energy-efficient measures, including solar panels and the utilization of green electricity.
  • EV CHARGING STATIONS
In 2021, Shell and Annexum signed an agreement for the establishment of 120 Shell Recharge fast charging stations that will be strategically positioned in 30 supermarkets in the Netherlands in June of this year. Remarkably, the energy supplied by these charging stations comes exclusively from 100% green and domestically produced (Dutch) electricity.
  • SOLAR PRODUCTION
The installation of 4.680 active solar panels marks a transition to renewable energy, reducing dependence on fossil fuels and ensuring stability in energy costs, a crucial element in real estate management. The upcoming addition of 2.472 more solar panels highlights our commitment to sustainable energy solutions.

Today’s Smart Data

  • PARIS AGREEMENT-ALIGNED CO2 REDUCTION TRACKING
Our sustainability platform, in collaboration with VastgoedNeutraal, enables us to monitor CO2 data at both the portfolio and asset levels, seamlessly integrated with our business plan. Through meticulous analysis of CO2 emission data, we pinpoint opportunities for energy-efficient enhancements, aligning with our Paris-Proof objectives.
  • OPTIMIZE ASSETS BY LOWERING WATER USAGE
Due to our Smartvatten tooling, where we contract water, we gain insights into the water consumption patterns across our assets during various time periods. This capability empowers us to strategically invest in measures aimed at minimizing our overall water usage. These investments may encompass efficiency enhancements in kitchen utilities, showers, mixer taps, and toilets.
  • UNDERSTAND DIVERSE ENERGY PRODUCTION DATA
We generate deep insightful data about our renewable energy production, such as solar panels. This data enhances environmental sustainability, reduces dependence on traditional energy grids, and contributes to a lower carbon footprint for the specific property. Additionally, it aligns with broader sustainability goals and may offer long-term cost benefits.
  • AVOID ASSUMPTION BY ANALYSIS
Across all Annexum-managed locations, energy consumption is meticulously monitored using our advanced Energy Management System (EMS). The EMS provides real-time insights into consumption patterns, allowing for several granular analysis. Through these analysis, patterns can be recognized, unnecessary consumption identified, and effective measures taken. For example, pattern analysis shows occurring deviation, enabling us to identify and address inefficient equipment. Equipment that remains unnecessarily on can be tracked down, after which a permanent reduction in consumption occurs. This focus on energy conservation underscores our commitment to sustainability.
  • ALERTS
The system triggers alerts when it detects abnormal consumption patterns. This feature is particularly valuable in scenarios such as property vacancies or instances where peak consumption exceeds the contracted capacity.
  • DYNAMIC ENERGY CONTRACT
Annexum utilizes dynamic energy contracts to obtain real-time insights into energy pricing which corresponds to national energy demand and grid congestion. Moreover, sharing this data with tenants can lead to more awareness of their consumption patterns, enabling them to adjust usage accordingly.
